HOUSE prices in the Greater Manchester area of Altrincham and Hale have reached dizzying new heights in an unexpected boom on the property market.

The average house price is over £1 million, with some properties currently on the market for up to £3 million.

With easy access to Altrincham town centre and the village of Hale, the area is very desirable – but that is not the only reason it’s becoming ever-more popular.

Adrian Hibbert is the managing director of Hibbert Homes in Hale. He says that buyers favouring the area is unsurprising.

He said: “The area’s always been popular. I suppose the main reasons are the schools and transport links. Schools in Trafford have outstanding Ofsted reports, especially the state schools.”

Ambrose, Loreto, and Altrincham Girls and Boys are regularly ranked amongst the best schools in the country.

The most expensive houses in the area are on the roads bordering these schools.

The two most expensive properties sold in August were both just a stone’s throw from St Ambrose and Altrincham Grammar School for Boys; selling for £1.5m and £1.77m, respectively.

The average house price in Altrincham is £469,497, doubling the average of other areas in Greater Manchester.

As house prices across the UK hit record highs, it’s unsurprising that the market there is so healthy.

Many, including Adrian, believe that the recent influx of people into Altrincham is also because of the renewal of the town centre.

Before the renewal began, 28% of shops in Altrincham town centre were empty.

Adrian said: “With Altrincham in general, there’s been a lot of investment recently, particularly in the market, the hospital and the library. It’s bettered the general feel of the town.”

“People generally want to be close to amenities and in school catchment areas, so Altrincham and Hale are ideal to a lot of people.”

The renovation comes after the winning of the £148,000 High Street Renewal Award from the government in 2013.

Altrincham will be holding a referendum on the continuation of the renewal program on October 19th.
