New development provided by Salford City Council

A historic building in the heart of Salford could be turned into a new affordable apartment block.

Pendleton House on Broughton Road, which has stood empty since 2011, previously served as a coroner’s court, council offices and the NHS.

The plans will see the old Salford building transformed into 88 flats.

The building will be partially demolished and rebuilt behind the original facade.

The building is not nationally or locally identified as a heritage asset, but it is recognised by planners as having some historic value and architectural merit.

This site is also close to the listed Church of St Thomas, and several other historic sites.

The proposed plans are said to have a “neutral impact” on the surrounding listed structures.

The building will be a part-five, part-six storey building and will include 88 apartments, together with car parking, cycle parking, landscaping, and other associated infrastructure.

The building aims to provide affordable social housing  and will support the ‘significant demand’ for housing in the region.

The application is supported by an Affordable Housing Statement that stated: “All the dwellings will be offered as affordable housing.”

The site is on a prominent junction that will act as a gateway to the Charlestown area from the Broad Street/Pendleton roundabout and junction, and is close to Salford Shopping Centre, the university and transport links.

The development will also coincide with regeneration work half-a-mile down the road around Salford Crescent, including the new Salford Rise garden bridge plans.
