Updated plans have been submitted to create 814 homes as part of a new riverside neighbourhood in Salford.
Developer Forshaw Group have presented detailed proposals to Salford Council to build three residential towers and a new community pavilion on Ordsall Lane and Regent Road.
Their submission follows a public consultation in May 2025, during which Salford residents were invited to share their thoughts on how the project could be improved.
Developers say they have taken on board feedback from the consultation and returned with revised plans, including increased public space along Regent Road and improved access for pedestrians and cyclists to the Irwell Riverside Path, with a landscaped ramp and tiered seating by the waterfront.
They are hoping to clear the way for building work by knocking down the McDonald’s and Grosvenor Casino currently occupying Riverside Retail Park.
The scheme is expected to create more than 1,000 jobs during construction and £67 million economic value over the three years it will take to build and developers say the neighbourhood will support 86 local jobs and will generate £1.7 million in extra council tax revenue if approved.
New images of the brick-fronted residential towers and the community pavilion, which will be used for commercial, retail, hospitality and communal space, have been released.

“We have also been able to increase the area of public realm on the Regent Road frontage for all to enjoy and improve the shared amenity space for the new residents within the new residential buildings.”

“The architecture and public realm are designed to re-establish a strong physical and visual connection to the Irwell, as well as providing 814 much-needed homes.
“In total, the scheme introduces over 1.5 acres of new public realm. The Pavilion is conceived as a civic marker within the masterplan, with retail, hospitality and community uses, ensuring this stretch of waterfront becomes a destination.
“Riverside Place is about establishing a new piece of Salford that feels open and genuinely connected to the community both socially, physically and environmentally.”
