Developers have bought a waterfront site in Salford, with plans to build 200 new homes.
The three-acre brownfield area by the River Irwell in Pendlebury has been acquired by London-based investor, Bentry Capital, which already has planning permission for 50 homes on the site and plans to build 150 more.
The acquisition cost was £12 million with a gross development value of £80 million.
The plan in total is for 100 townhouses and a further 100 apartments.
Councillor Mike McCusker said: “Permission was granted earlier this year for the demolition of existing buildings and redevelopment of the land to accommodate 50 residential properties.”
Phase one of Irwell Gardens consists of building the 50 three-and-four bedroom townhouses with planning permission already in place.
A planning application is expected for phase two which will feature 50 houses and 100 apartments.
McCusker said: “The plans by Bentry Capital for further development of town houses will require planning permission, for which an application is likely to be submitted to planning next year.
“This will be subject to a viability appraisal and consideration through the normal planning processes for the development.”
Construction for phase one is set to start in 2026 and is planned to take 18 months, costing approximately £35 million.
The townhouses will each have their own private garden, with landscaped gardens and a pathway connecting the houses to the river.
The development site is off Regatta Street, overlooking the River Irwell and close to transport links. The waterfront development ties into Salford’s broader regeneration ambitions along the river. It lies one mile from Salford Quays and just a four-minute drive from Salford centre.
