Mediacity phase two plans (Salford City Council)

The second phase of development plans have been unveiled for Media City.

The main changes from the previous plans include:

• Increased density for both residential and office development (within
the remaining MediaCIty phases), with an enhanced urban grain, whilst
utilising the same radiating street pattern with a more human scale.

• Less car parking designed to reflect current reduced demand as a
result of post pandemic Work from Home practices.

• Increased opportunities for activities, landscaping, public realm and
ground floor activation.

• Better interaction between the Lowry, Quayside and MediaCity
grouping the success of the place as an entirety.

• A character area based approach focusing on the unique aspects of the
different areas

The new plans are set to include more housing than originally planned. Salford council says this is as a result of more working from home with fewer people in the office from 9-5.

It is envisaged that the new plans will deliver about 3,200 new homes across the framework, 75,000sqm of office floor space, 8,000sqm of new retail and leisure floorspace and 300 new hotel rooms.

The plans will also include 100 affordable homes, with a six-week consultation period to come in October. There will also be workshop events for interested stakeholders as well as the public and ward councillors.

There will be a permanent exhibition for the duration of the consultation at Quayside shopping centre. A completed final version of the framework will be presented for approval to the council’s cabinet by the new year.

The report states that it will likely be a 15-20 year delivery period with potential for reviews of the framework whilst it goes on.
